What are Broward County impact and concurrency fees?
Impact fees and concurrency fees are a charge on new development in Broward County that help pay for the construction or expansion of roads, mass transit, schools and parks that are needed as a result of the development’s “impact.” (For example, the impact of additional students generated by a new residential subdivision may require more public school classrooms.) These fees are assessed when construction plans are submitted to the County for review and approval. Additional impact fees may be charged by each municipality for local services such as fire and water.
What projects require the payment of Broward County impact and concurrency fees?

* Factors such as site location determine if you will pay road impact fees or transportation concurrency fees. Typically, projects in the Southwest and Northwest districts are subject to road impact fees.
Are any projects exempt from these types of fees?
There are 2 types of projects that may qualify for a full or partial fee waiver: affordable housing and certain government buildings.
If I demolished a house and now I'm building a new one, will I still owe fees?
Fees may still be due, depending on how long ago the original house was demolished. Credit is given for demolition (residential or non-residential) that occurs within the past 18 months.
When is the fee payment due?
If a project generates impact/concurrency fees, they must be paid prior to approval of construction plans by staff of Development and Environmental Review Services. The fees may be paid with cash or check payable to Broward County Board of County Commissioners. Credit cards are not accepted.
